Residential Rental Services:

I find quality new renters for landlords.  In my experience, quality new renters are tenants who will 1.) pay their rent on time; 2.) take care of the rental property; 3.) be easy to communicate with; and 4.) who will stay for at least one year.

By being cautious as well as patient in waiting for the right tenants, I have a high success rate of finding just the right tenants for each landlord.  Please see our Rental Agent Services page.

Property Management

I now offer full service property management with the exception of collecting rent, because I’ve found that the best method of payment of rent is the tenant directly depositing his or her rent  into the landlord’s bank account.  The advantage to this is the landlord doesn’t have to wait to get paid from the property manager.

Eviction Notices:

There are some low cost effective solutions that can be used to encourage tenants to
1.) catch up on their rent; 2.) pay their rent on time, and/or
3.) correct any violations of the lease.

Notices to quit or vacate the rental property work very well for tenants who do not have any evictions.

“Hello Debbie, I just wanted to let you know that my tenant has paid April rent and signed a new lease. I don’t know how long it will last, but at least he understands that he needs to pay rent. Thank you for your help with the Notice to Quit.  Martin Voll”

Eviction Services:

For those tenants who have evictions, and a notice to quit or vacate will most likely not work, we handle the complete eviction process for landlords; and in Hennepin County, we’re allowed to attend the court hearing even for corporation owned rental properties.

“Debbie took over and got all the paperwork filed, a court date set, and was all set and ready for us to take possession of our property within 3 weeks.  What a job!!!!”
